Client-Side Block Manager | Shoreditch, E1
£50-60k Basic Salary (DOE)
A well-established Private Family Office looking for an experienced Block Manager to take full ownership of a high-quality, centrally-located property portfolio across London.
This is a genuine client-side role - no high-volume agency pressures, just focused, long-term stewardship of primarily residential blocks with commercial ground floors. You'll play a pivotal role in protecting and enhancing these assets while working closely with the internal AST management team.
What You'll Do
- Lead full compliance across health, safety, fire, and the Building Safety Act
- Manage both reactive and planned maintenance programmes
- Prepare, monitor, and reconcile service charge budgets
- Carry out regular site inspections and identify works
- Lead Section 20 consultations for major projects
- Use Qube PM to manage records, workflows, and finances
- Collaborate with the lettings team to ensure seamless building and tenancy operations
What You'll Need
Essential:
- Minimum 5 years in property management, with at least 3 years in block/building management
- Strong experience managing service charge budgets and running Section 20 processes
- Proven proficiency in Qube PM software
- Self-starter who thrives with autonomy and ownership
Highly Desirable:
- TPI or RICS qualification
- Experience with Higher-Risk Buildings (HRB) and the Building Safety Act
