Kent County Council, Dartford Borough Council and Gravesham Borough Council have made Section 106 developer obligation agreements with Ebbsfleet Development Corporation for Ebbsfleet Central.
The project forms for the core of plans for a new town southeast of London, Ebbsfleet Garden City. The developer says that the agreements mark a major step towards delivery, bringing new homes, jobs and community amenities to the area by developing聽35 hectares of brownfield land around Ebbsfleet International train station.
The agreements secure funding and commitments for a new primary school, affordable housing, and community services. They also include improvements to transport, connectivity, and wider infrastructure, ensuring the plans deliver sustainable benefits for residents, businesses and visitors.
The masterplan for the new town sets out a mixed-use development centred around approximately 2,100 new homes, including at least 35% affordable housing. The masterplan illustrates a mix of uses across the site, including around 87,000 sq m of office space, alongside retail and leisure uses and new public open spaces, aiming to create a vibrant new town centre, serving the area around Ebbsfleet International Station.
David Prout, chair of Ebbsfleet Development Corporation Board, said: 鈥淕etting started on Ebbsfleet Garden City's聽town centre is one of our key priorities for the next few years. The granting of planning permission is a major milestone and provides a great foundation for public and private sector investment in the town centre.鈥
