Caddick picked to build Leeds hotel

8 hours Caddick ԭ has been signed up to build a £46m hotel in Leeds city centre.

Joint developers Marrico and Helios have secured £46m funding for the construction of a hotel on Lisbon Street in Leeds and brought Caddick on board as contractor.

The development will be built on the former Leeds International Swimming Pool site and forms part of the wider Lisbon Street regeneration in the West End of Leeds. Marrico and Helios will act as developer, with Lamington Group secured as operator under its ‘room2 hometel’ brand.

The 16-storey scheme will comprise 200 hotel rooms, including a mix of studio and suite accommodation designed to cater for both short- and extended-stay guests. The development will also include a ground floor café and bar, alongside meeting and events space, a gym, laundry facilities and retail concessions.

Construction is scheduled to start in May 2026 and be completed in spring 2028.

Designed by DLA Architecture, the building will be fully electric and powered by renewable energy.
